JUNE. The month where the most closings take place. The month where, as Realtors, your phone dings at 7:00am and doesn’t stop until 10:00pm or later. The month that buyers and sellers are keyed into the market on high alert. It is a busy time for all parties involved in a real estate transaction. From photographers to inspectors, flooring companies to title closers and of course agents, lenders, buyers and sellers. In the midst of all of this people are vacationing, going to ball games, working, having yard sales, and waiting for their first tomatoes to turn red. It is a BUSY time, but a beautiful time in Missouri.
Today our team closed the property shown above. A wonderful home in Southern Hills that we listed in May. This picture says a thousand words, but right now it is telling me, despite how busy it is, take time to enjoy the view.

I wanted to take a moment and write you a message in regards to our local real estate market. Amidst the claims of a “hot” or “sellers” market by many folks I want my friends and clients to have an accurate knowledge of what is going on in our local real estate market
Question: Is it a seller market? Appropriate answer: In general, yes, homes that are in good to excellent, move-in ready condition, are in short supply and we are seeing many highest and best situations on these homes. However, older homes requiring updates and that have condition issues are not seeing the price improvements that the updated/modern homes are.
Here is an example/generalization of what I am seeing…A house built in 2012 that was bought in 2012 most likely will have increased 10-15% in value in our area. A house built in 1979 that was bought in 2012 may have only increased 3-8% in value. Granted, there are many factors, this example is based on the buyer moving in and simply maintaining the property to present day.

It’s that time of the year! The days are filled with the hustle and bustle of the holidays in addition to already busy lives. The “peak” of the buying and selling season ended with the return of cooler weather, festive lights and holiday parties. Our team took some time before Thanksgiving to get together and take a group picture. We truly enjoyed the beautiful fall weather and spending time with our families and team. You will see the big group shot in our Christmas newsletter set to arrive at our clients doorsteps in December. This has been a great year for The J.R. Hutcheson Team and we remain busy with new listings hitting the market (three new listings THIS WEEK!) and helping our buyers find the next place they will call home. We already having closings scheduled for 2017! Thanksgiving is behind us now, but we are truly thankful for our clients. Now bust out the boxes of decorations, the cookbooks full of family favorites, and every ounce of holiday cheer, because it’s December 1st!
Springfield Area Neighborhoods with Safe Bike Trials!
Now that the summer heat is moving out and the crisp air has arrived, being outside (and not lakeside) is becoming enjoyable again. The Springfield area has a lot to offer for outdoor activities!
The J.R. Hutcheson Team is all about family friendly activities and what is better than a safe bike trail. Luckily the city of Springfield and the surrounding towns have made it a priority to be cyclist friendly.
Most of the area’s bike trails are not only paved but also surrounded by beautiful scenery. The Ozark Greenways Trail is a non-profit organization that is devoted to providing wonderful trails! To get more information check out their website www.ozarkgreenways.com
Cox Health Bike Trail
There are some great neighborhoods that have paved bike trails located within a small proximity.
Lexington Square is a very desirable neighborhood that is positioned within the Glendale High School district and a hop over Highway 65 from Millwood Country Club. Lexington Square is conveniently located on the outer banks of Springfield and a short drive from restaurants and shopping!
North Springfield has very large paved biking trail that leads into the Willard area! Whispering Oak East, Country Lane Estate and Cardinal Hills all have this bike trail weaved throughout them. This makes it very easy to not only access the bike trial but also enjoy it whenever you feel a good bike ride is necessary!
South Springfield has two great waterway trials to offer! The Galloway Creek Greenway is located near Highway 65 and Highway 60! Some great communities that are entwined into the Galloway Creek Greenway are Southern Hills, Fox Grape, Meador Park East, and Pioneer East.

Although the temperature did cool down this week, The J.R. Hutcheson Team had a hot hot week. We want to congratulate our three families that closed on a house this week! It is always such a great experience helping our clients from start to finish.
J.R. had a huge accomplishment getting a downtown condo sold from contract to close in just 1 week!
We are so happy that our close friend and a trusted lender Mike Pippin closed on his home in Republic and will be starting a new chapter of his life back in Springfield!
Also Vicki did her magic and closed a home off Kentwood! We couldn’t be more happy.

Most importantly Team Baby had a birthday celebration this week! Lauren’s adorable daughter Evie turned 2 years old! Also Clara stood up on her very own! She is a brave 10 month old! Nolan is doing great but has decided that he enjoys being awake more than sleeping (poor Emily and J.R.!) Baby Stock is getting stronger daily!
It has been a busy Spring for the J.R. Hutcheson Team and we are geared up for an even busier summer!
