J.R. Hutcheson Team joins Murney Associates, REALTORS in 2023!!

We are thrilled to announce our team has moved to Murney Associates, REALTORS. The Rogersville office has transitioned to a Murney location. We can also be found at the main Murney office on Primrose in Springfield. We look forward to continuing to serve our clients throughout the Springfield area and a large portion of southern Missouri. We are a dedicated team of eight local Realtors with over 100 million is lifetime sales volume.

2021 RecaP

A year of growth is the best way to describe 2021. Southern Missouri is growing! Many Realtors saw record years in sales, including our team and ReeceNichols Real Estate as a whole. We can’t help but feel that the rest of the country has figured out that the Ozarks is a great place to live. We expect 2022 to be another busy year in real estate, we’ll keep you posted!

A True Honor-REALTOR OF THE YEAR!

 

The voting is in and our fearless leader J.R. Hutcheson was named Realtor of the Year 2017!! This award was voted on by our fellow Carol Jones REALTORS and J.R. could not have been more proud of at that moment or humbled. There is no brokerage like CJR, it is truly a family of agents that work together to provide the best service possible to our clients. What an amazing way to round out the biggest year of J.R.’s career. That’s right! We did over 11 million dollars in sales volume and set a new record. On top of our Top Producer Award we received a Gold Award for quality service.

The 2018 market has proven to be challenging so far with low inventory and a lot of competition for buyers. We strive to continue to provide exceptional service to our clients and give them the knowledge they need to make great decisions buying and selling!

“I’m looking for a home on acreage…”


More and more we are hearing buyers say they are looking for a home on a few acres.  Depending on what stage of life they are in, different reasons are given, but it seems to boil down to wanting to find something that reflects the way they grew up.

It is no secret that many of our local residents are transplants from small towns (me being one of those transplants).  However, desire to find a little land to call their own isn’t only coming from locals. We are seeing many people from larger urban areas inquiring about our local communities and  seem eager to call the Ozarks home. 

The great thing about this area is you don’t have to uproot and move out to the “farm” while giving up quick access to modern amenities. Frankly, you can set up a small farm with chickens and veggies right in the middle of Springfield on a  quarter acre lot. It takes some gumption and creativity, but plenty of people are doing just that (check local city codes and take your neighbors into consideration, please).

If your dream is to find a home on 40 acres, 15 acres, or .25 acre you can find those all right here. It takes a little time to find the right one and owning a home always requires some work. Our job is to help you find the place you will call home.

A picture says a thousand words. This is JUNE.

JUNE.  The month where the most closings take place. The month where, as Realtors, your phone dings at 7:00am and doesn’t stop until 10:00pm or later. The month that buyers and sellers are keyed into the market on high alert. It is a busy time for all parties involved in a real estate transaction. From photographers to inspectors, flooring companies to title closers and of course agents, lenders, buyers and sellers.  In the midst of all of this people are vacationing, going to ball games, working, having yard sales, and waiting for their first tomatoes to turn red. It is a BUSY time, but a beautiful time in Missouri.

Today our team closed the property shown above. A wonderful home in Southern Hills that we listed in May. This picture says a thousand words, but right now it is telling me, despite how busy it is, take time to enjoy the view.

Is it a Seller’s Market?

I wanted to take a moment and write you a message in regards to our local real estate market.  Amidst the claims of a “hot” or “sellers” market by many folks I want my friends and clients to have an accurate knowledge of what is going on in our local real estate market

Question:  Is it a seller market?  Appropriate answer:  In general, yes, homes that are in good to excellent, move-in ready condition, are in short supply and we are seeing many highest and best situations on these homes.  However, older homes requiring updates and that have condition issues are not seeing the price improvements that the updated/modern homes are.
Here is an example/generalization of what I am seeing…A house built in 2012 that was bought in 2012 most likely will have increased 10-15% in value in our area.  A house built in 1979 that was bought in 2012 may have only increased 3-8% in value.  Granted, there are many factors, this example is based on the buyer moving in and simply maintaining the property to present day.

A busy time of the year…

It’s that time of the year! The days are filled with the hustle and bustle of the holidays in addition to already busy lives.  The “peak” of the buying and selling season ended with the return of cooler weather, festive lights and holiday parties. Our team took some time before Thanksgiving to get together and take a group picture. We truly enjoyed the beautiful fall weather and spending time with our families and team. You will see the big group shot in our Christmas newsletter set to arrive at our clients doorsteps in December. This has been a great year for The J.R. Hutcheson Team and we remain busy with new listings hitting the market (three new listings THIS WEEK!) and helping our buyers find the next place they will call home. We already having closings scheduled for 2017! Thanksgiving is behind us now, but we are truly thankful for our clients. Now bust out the boxes of decorations, the cookbooks full of family favorites, and  every ounce of holiday cheer, because it’s December 1st!
